ADUs and Small Homes

“ADU” stands for “Accessory Dwelling Unit,” which is a secondary residential living space built on the same property as a primary home, often used to create a smaller detached structure in the backyard, like a cottage or a small second home; essentially providing additional housing on a single lot, sometimes used for rental income or to accommodate family members.

The structure is a custom modular home built in an indoor production facility and shipped to your site, then fully constructed and finished in your backyard. ADUs: Enhancing Housing Solutions in the Community

ADUs stands for Auxiliary Dwelling Units. These units represent any secondary residence situated on a single-family lot. Commonly referred to as in-law apartments or granny flats. 

An ADU is defined as an Auxiliary Dwelling Unit, encompassing any supplementary dwelling on a single-family property. Historically, occupancy was restricted to relatives of the homeowner, and it was generally prohibited to lease these units to non-relatives.

Due to an increasing housing shortage, states such as Massachusetts and New Hampshire have enacted legislation enabling single-family homeowners to bypass local zoning regulations and establish ADUs on their properties without the requirement of a special permit. These units may be leased to any tenant, provided they are not used for short-term rentals such as Airbnb.

ADUs offer one of the most effective strategies for expanding local housing availability. Developing existing residential lots minimizes the impact of increased housing density on community aesthetics while creating essential rental opportunities especially relevant given the diminishing supply of affordable units.

Site suitability for an ADU varies, with setbacks from property boundaries, generally ten feet, necessary. The initial phase involves the site evaluation, followed by selection between traditional “stick-built” construction and modular alternatives

If feasible, modular construction is a great way to go and often superior to stick build in many ways. Modular construction provides significant advantages, and it should be noted that modular structures differ fundamentally from mobile homes, offering superior quality and often exceeding conventional standards. Modular buildings, which can adopt various designs are fully customizable, are constructed in climate-controlled environments, ensuring worker safety and consistent quality. These units meet stringent building codes and deliver high energy efficiency and are built so solidly that each module can be set on the foundation with a crane. Construction occurs concurrently with site preparation, halving completion time when compared to stick-built methods and reducing environmental impact through minimal waste.

However, modular construction requires accessible sites to accommodate delivery vehicles and cranes; narrow streets, tight curves and restricted spaces may pose challenges, but the site evaluation will determine the feasibility of this approach.

Stick-built options tend to incur greater costs and longer timelines. Stick-building can extend the duration of onsite construction and increase susceptibility to scheduling delays and budget overruns. Stick building is better suited for doing an addition, converting part of the existing structure such as the basement, the attic or above a garage. 

Site evaluations typically clarify the optimal approach based on individual property characteristics and requirements.

Costs depend on unit size, site conditions, and other factors. Some retailers offer modular solutions that do not comply with code requirements, necessitating significant investment for permitting and habitability.

Currently, ADUs remains underutilized but presents a promising avenue for addressing contemporary housing shortages.
